Presented to Dixon as an income-generating property, the team was tasked to provide a budget-friendly renovation that worked within the existing envelope of the home. More importantly, the design had to appeal to the largest possible audience of potential tenants.

With no specific design requirements, the client fully entrusted the vision of the Dixon team. To begin, the kitchen was to become a focal point of the home through a sizeable transformation.

A cornered-in sink and floating refrigerator were replaced while a new layout optimized the area, adding a center island for more counter space and a clean line of cabinetry for a more open feel. Kitchen windows were also removed to be replaced by a sliding glass door that provides direct access to a brand-new rear deck.

Both bathrooms were fully renovated, enlarging the first and adding marble tile and a glass-enclosed shower to the new en-suite on the second floor. To better suit the needs of the space, a third bathroom replaced what was originally a hallway closet. 

With budget in mind, the Dixon team preserved as many original features as possible including refinished hardwood floors and the original staircase which was repainted and lined with a carpet runner to add pops of color and texture.

Outside, an original brick wall becomes a distinctive focal point with the addition of new brick pavers and planting beds. The team successfully exercised coordinated efforts and savvy creativity to maximize the value of this single-family rental space while remaining within budgetary constraints and the original “bones” of the home.
