Facade Restoration

Upon acquiring this quintessential property, it quickly became evident the space desperately needed a renovation. The entire rear and side façades of the home were structurally unstable and the original details had deteriorated. The challenge was clear: reinforce the home’s crumbling structure, salvage irreplaceable details and gain approval from the Landmarks Preservation Commission (LPC) to begin working on a historically accurate, top-notch renovation.

Aside from remediating this home’s structural issues, the team also planned to add ultra-luxe amenities like a rooftop deck and a double-height entry featuring a cascading light fixture and a glass balcony overlooking the entrance to visually enlarge the space. Such changes would require close coordination with the LPC every step of the way to ensure the home’s historic integrity remained intact. With the help of an in-house expediter and strong relationships from previous renovations, the team quickly gained the required approvals in an efficient manner.

Next, the team addressed the rear and side façades by installing steel reinforcements to ensure the home was structurally sound. Once the foundation was deemed stable, the team constructed the rooftop terrace. Here the team added a hot tub and a penthouse with a powder room and wet bar, truly making this a one-of-a-kind crowning gem.

To salvage an existing historic archway, the team designed a custom kitchen to fit the space. Enhancing the unique design scheme, the team created a custom panel to cleverly disguise the refrigerator as a closet door.

The end result perfectly marries traditional details with contemporary additions. Now, a black-and-white color scheme adorns the home from the kitchen and bathrooms, to the staircase and mantels, creating a timeless design throughout.
